Asphalt Sealcoating
What Is Sealcoating?
An asphalt sealcoat is a protective layer designed to rejuvenate worn pavements. It protects surfaces from drying out and cracking due to oxidation from the sun and excessive salt exposure during the winter months.
Contact us to see how asphalt sealcoating can extend the life of your pavement and improve your property’s curb appeal. Carolina Asphalt proudly serves North Carolina and South Carolina.
How Frequently Is Asphalt Sealcoating Required?
Sealcoating frequency can be determined by:
The pavement’s age and condition
How often the pavement is used
Local climate and weather conditions
Reactive vs. Proactive Maintenance
Reactive Maintenance
While still effective, reactive maintenance is inferior to preventative maintenance. Reactive maintenance is less effective than preventative maintenance—like sealcoating—because it:
- Is a crisis-based approach
- Reflects neglect of work responsibilities
- Causes unexpected downtime
- Produces delays in service
- Costs more long-term
Preventative Maintenance
Sealcoating and other forms of preventative maintenance stop damage before it happens, saving you time and money. Here’s why preventative maintenance is superior:
- It’s a preparation-based approach
- It reflects an organized execution of work responsibilities
- It maximizes the asphalt pavement’s lifespan
- It helps you provide a detailed report of facility management metrics
The Process
Prepare
We eliminate any debris and clean the surface to ensure proper sealcoating application. We also fix any cracks, potholes, or other damages.
Edge and Tape
We use tape or other materials to block off any sections that don’t require asphalt sealcoating.
Apply the Sealcoat
We apply the coal-tar or asphalt-based sealcoat using a spray or squeegee system, depending on the pavement type and size.
Coat Application
We apply between 1/16 and 1/8 inches of sealant to the top layer to make sure the adhesive sticks and the surface is smooth.
Dry and Cure
We leave the sealcoat to dry and cure for 12 to 36 hours.
Striping and Markings
Once the sealcoat has cured, we apply new lane markings, parking lines, and more as needed.
